The former home of Harry Potter creator JK Rowling has been snapped up just three weeks after going on the market.
The detached house in the Merchiston area of Edinburgh is understood to have sold for significantly more than the asking price of offers over £2.25 million.
Estate agent Rettie and Co said the property listing for 1 Abbotsford Park attracted over 16,000 visits on its website.
However, Rettie said all of those who viewed the property and noted interest were Scottish-based businessmen looking for a suitable family home in the capital.
Rowling and her family reportedly moved to the outskirts of Edinburgh in 2009 but only recently decided to sell their former home.
The 19th-century mansion has eight bedrooms, landscaped gardens and an office at the back where some of the Harry Potter books were written.
Rettie said the sale was tied up within 21 days from the point that it went on the market, to the terms of the transaction being agreed.
James Whitson, a director of Rettie & Co, who was responsible for the sale, said: "This was an iconic house in Edinburgh and it was a privilege to be entrusted with its sale.
"The fact we secured a buyer so quickly demonstrates that even in the most challenging of economic environments, we are well-placed to service the needs of our clients at the higher end of the market.
"Further to this it also illustrates there is a shortage of quality supply in Edinburgh and that when any property is correctly priced, in a prime location, it will attract significant interest and, in most cases, a buyer."
Officially known as Rowneybury House, this Grade II listed Georgian-style mansion in Hertfordshire was purchased by Posh and Becks shortly after they tied the knot in 1999 - and was instantly renamed Beckingham Palace by the press.They paid £2.5m then, but post-house price boom we expect the property, built in the 1930s and formerly used by the council as a children's home, is now worth much more than that.With David's move to Tottenham Hotspur, the couple will probably be spending a lot more time here again.
