A 440 sq ft garden plot on London's Fulham Road was snapped up for over £120,000 last week.
The plot, measuring 0.1 of an acre, was sold for an effective rate of around £273 per square foot, or £3,000 per square metre.
The patch of land, at 624 Fulham Road, was set to be auctioned by Strettons but was bought prior to the auction by a local resident.
The tiny lot proved popular prior to its auction, receiving more than 100 requests for information from interested buyers, Estates Gazette reports.

The news comes as the latest property analysis showed that house prices in London had risen by 0.8% month-on-month.
The latest increase marks the ninth month in a row of rises and pushes prices across England and Wales 3.1% higher than they were a year ago as the housing market revival continues to gather pace.
